Dear Belmont Home Owners Association officials,
All Belmont CC residents appreciate your volunteer time and your effort spent for the community. Most residents don’t attend board meetings because we trust that board works in our best interests and people don’t add value by attending these meetings. We are thankful to what you do. However, we are here to strongly oppose imposing front-yard-maintenance assessment on all Fairways residents. We question its need, validity of the votes, voting process, voting system, service pricing, and service quality. We request discarding this motion.
Residents don’t read dozens of blast email and missed the opportunity to understand its impact. This idea was shared in one of the blast emails but most of us missed it. In one of the HOA meetings it was approved for residents vote. After the approval for vote, this was not shared through the blast email as well as physical letters. Also, a door-to-door signature campaign was run by in-favor-team only. The person, who gathered resident signatures, declared that motion will be approved regardless of residents’ choice. No one can predict the outcome of a fair vote. But this person did. Instead of going door-to-door, the HOA could count no-responses as NO because that’s how it was done the last time. But a bully-future-teller ensured the win. Here is a logical question: would US election system ever allow an intimidating-bully-political-party-rep to go door to door and gather ballots in his or her favor? This exactly happened in this case. These facts seriously question the validity of the votes and give the-motion-proposing-party a BIG undue advantage.
Buyers avoid Belmont due to higher HOA fees and club dues. Lack of buyers drives down our home values. Our homes are a lot cheaper compare to houses in other communities. To pay a $500 fee a person has to earn $625 per month and that would help a buyer to buy more house somewhere else or get Belmont home at a cheaper price. Some fairways residents’ have HOA fees and club dues that are around 30% of their mortgage payment. Increasing HOA fees is penny wise pound foolish as it will decrease home values.
There is 40% inflation and people are stretching to make their ends meet. The fellow Fairways residents would not vote to add additional $636 (around $786 with taxes) to home owners who can’t afford it. They voted yes, because they were not well informed. They did not know that this service is twice the price of what Toll quoted a few years ago. Our fees and club dues did not double during that time, but this one doubled. Home owners are paying way less for the same service today. No one knows what this service will cover.
We should be focusing on appreciating community home values and reducing HOA fees by better negotiating contracts. But we are busy in saving $374 dollars to a couple of home-owners who started this motion, and also giving away additional $146,000 dollars per year to HOA’s selected landscaping company that provides poor services and killing our lawns. They don’t address residents’ concerns.
We are asking the HOA to dump this rule/motion. This is an extremely BAD deal and UNFAIR to residents. It had rigged voting. It will have double/unfair price, poorer service, fatty HOA fees, and reduce future home prices!!!!
If residents are still interested, please execute this whole process again with fairness to the Fairways residents. Give residents time to understand the gravity of this new fee that will seriously impact the home prices and monthly expanses. Give residents a fair voting process without sending intimidating bully reps door to door for getting votes.
